Three separate units that function beautifully together or shine independently! Live in one and rent the other two, or continue to use it all as a vacation rental/personal getaway.
We have nearly 100 Five Star ratings between VRBO, Airbnb and Google. Sixteen years of great reviews will set you up for success!
Our website will transfer through the sale, including all updates to personalize it to our Buyers, training, if desired, and two years of free unlimited updates. www.TurtleCasa.com
Shared only with two neighbors, they don't permit docks like this any more! Anyone who has been out on a boat knows our dock!
We will do our absolute best to transfer all future rentals to our new Buyers, as well as "hand-hold" you and them through the process.
We've just scratched the surface of rental potential with basically zero marketing. Destination Weddings? Dive Groups? Corporate retreats?
We've found that most Roatan Buyers do a LOT of research from home... and although the MLS is by far the best way to showcase a home, our hope is that we can BOTH save money by working without agency.
Unlike most US states, a Honduran Attorney is required to assist in the purchase and sale of a home or business in Roatan, eliminating one of the primary needs for an agent. While everyone appreciates their help, is it worth a 10% commission that is in part passed on to the Buyer?
Let's be honest - - not everyone has this kind of disposable cash. By selling by owner, we can better pre-qualify serious Buyers (your word is enough) as opposed to hosting every looky-loo tourist that dreams of owning someday, while their agent entertains them for a day of showings. A showing takes time and money and we want to have some connection to those we bring into our vacation home.
Over the past year and a half we have done SO MUCH to guarantee that Turtle Casa is a truly turn-key investment, including: new roof and exterior paint (just completed 11/23), five new AC splits in Penthouse & Gaming Suites, new Central AC in Beach Suite, a new septic system, upgraded well pump, new faucets & fixtures, additional storage, all new linens & housewares, tons of deep-cleaning, dozens of minor repairs and upgrades, functional rental systems, dock repairs, additional island decor, new electronics, etc., etc. These items are not easy to come by (or inexpensive) on an island and most have been painstakingly brought down from the US to assure the highest quality!
We understand that you are not in the market for a fixer-upper in a foreign country!! Come enjoy the opportunity to own a BIG BEAUTIFUL investment home on the ocean, ready to enjoy the first night!
When buying Honduras real estate, it is most typical for closing costs to be paid by the Buyer. If the property sale is in the form of a “Change of Administrators” of a Honduran corporation (as this can be), the cost can range between $2,000 and $5,000. If there is no corporation transfer involved, costs tend to run 5-7% of the purchase price. Trinity Dreams, SA, our Honduran Corporation can be transferred at sale, saving you thousands of $$.
The "All Cash" thing can be a challenge! We get that. Since we own Turtle Casa outright, we will entertain offers that include a substantial deposit and terms no longer than ten years. This is a fairly common way to sell homes in Roatan, and title does not transfer until payments are complete. An attorney drafts the documentation and holds the title.
There are tons of photos, information, videos and local recommendations, along with links to all six of our VRBO listings (there are six different ways to rent the three floors, individually, and in pairings) on our website: www.TurtleCasa.com. At this time we are not offering a Broker Co-op (your agent receives a commission by bringing you to us). That may change with time, and we are open to discussing a higher Agent's Finder's Fee. Let's see how far we can get by spreading the word the old-fashioned way (word of mouth) and through good old-fashioned honorable and honest communication. We look forward to meeting you and sharing all about our "little slice of paradise"!
Know someone that might love Turtle Casa? Register their name with us by FIRST sending an email with their initials. If we aren't already talking with someone by those initials we will email you back a confirmation that you are their "finder". If they purchase, we will put $3000 into the payout for you!
