We've found that most Roatan Buyers do a LOT of research from home... and although the MLS is by far the best way to showcase a home, our hope is that we can BOTH save money by working without agency.

Unlike most US states, a Honduran Attorney is required to assist in the purchase and sale of a home or business in Roatan, eliminating one of the primary needs for an agent.  While everyone appreciates their help, is it worth a 10% commission that is in part passed on to the Buyer?

Let's be honest - - not everyone has this kind of disposable cash.  By selling by owner, we can better pre-qualify serious Buyers (your word is enough) as opposed to hosting every looky-loo tourist that dreams of owning someday, while their agent entertains them for a day of showings.  A showing takes time and money and we want to have some connection to those we bring into our vacation home.

When buying Honduras real estate, it is most typical for closing costs to be paid by the Buyer. If the property sale is in the form of a “Change of Administrators” of a Honduran corporation (as this can be), the cost can range between $2,000 and $5,000.  If there is no corporation transfer involved, costs tend to run 5-7% of the purchase price.  Trinity Dreams, SA, our Honduran Corporation can be transferred at sale, saving you thousands of $$.    

The "All Cash" thing can be a challenge!  We get that.  Since we own Turtle Casa outright, we will entertain offers that include a substantial deposit and terms no longer than ten years.  This is a fairly common way to sell homes in Roatan, and title does not transfer until payments are complete.  An attorney drafts the documentation and holds the title.
